Data sources and accuracy
Where every figure comes from, and how to read the labels.
Labels you will see
- Extracted: read from your fact sheet. Shows the page and quote.
- Researched: found by AI web research. Shows a source link and confidence, and is used only if you accept it.
- Pulled: from mapping and open-data services. Shows the source and date.
- Calculated: worked out by OfferingStack from other figures.
Location data
- Geocoding, maps, drive-time areas and drive times: Mapbox.
- Amenities, roads, transit stops and routes, neighbouring businesses and anchor stores: OpenStreetMap, via the Overpass API.
- Counts are rounded down (for example “50+”) because open data is never complete.
- Location data is cached for up to 7 days. If OpenStreetMap is unavailable, older saved data (up to 60 days) may be used, and it keeps its original date.
Research
AI research searches the web for zoning, demographics, market figures, occupiers, property records, transit and infrastructure. Results are saved for 30 days; use “Search again” for a fresh search.
Your responsibility
