Checking an OM before you send it
Read a PDF back and compare every headline figure with your saved OM or your underwriting, rent roll and T-12 workbooks.
Two ways to check
- Against a saved OM: pick a listing and an output. We build the PDF on our side, read it back and compare every price, NOI, cap rate, occupancy, area and WALT with your data. You can also upload a PDF made elsewhere and check it against the same listing.
- Against source workbooks: upload a finished OM, brochure or teaser PDF (from anywhere) plus your underwriting, rent roll and/or T-12 (.xlsx, .xls or .csv). No saved listing is needed.
Open it from Check an OM in the workspace menu.
How workbook figures are read
- Each figure is found by its label (for example “Net Operating Income”, “Cap Rate”, “Occupancy”), with the value in the cells to its right or the cell below.
- Results cite the workbook, sheet and cell, for example Underwriting · Summary!C12.
- When workbooks disagree, the rent roll governs occupancy and WALT, the T-12 governs income, expenses and NOI, and the underwriting governs everything else. The other values are still shown.
- If one workbook holds two different values for the same figure, we don’t guess: the figure is marked for review.
Reading the results
- Match: the PDF prints the same figure as your data.
- Review: a small difference (rounding), a figure the PDF never states, or one your data can’t confirm.
- Mismatch: the PDF prints a materially different figure. Fix it before sending.
- Printed with different values: the same figure appears with two values on different pages.
Nothing here blocks a download. Files are read in memory to run the check and are not stored.
