How it’s calculated
- Price per area
$ per sq ft = price ÷ area in sq ft - Metric
1 m² = 10.7639 sq ft (1 ft = 0.3048 m exactly) - Land
1 acre = 43,560 sq ft = 0.404686 ha; 1 ha = 2.47105 acres
Worked examples (illustrative numbers)
- Building: $14,400,000 for 48,000 sq ft = $300.00/sq ft. 48,000 sq ft = 4,459.3 m², so $3,229/m².
- Land: $18,750,000 for 12.5 acres = $1,500,000/acre = $3,706,581/ha = $34.44/sq ft of land.
- Lease: an annual net rent of $192,000 on 12,000 sq ft = $16.00/sq ft/year.

Which area to divide by
State the area basis next to every per-square-foot figure. For buildings, use the gross floor area or the rentable area consistently across comparables; mezzanines, office build-outs and outside storage are common sources of mismatch. For industrial land and development sites, price per acre (or per hectare) is the norm, and some buyers also look at price per buildable square foot under the zoning.
For leasing, Canadian asking rents are usually quoted as net rent per square foot per year, with TMI (taxes, maintenance and insurance) shown separately. Make the basis explicit: "$16.00/sq ft net + $6.25 TMI" is clear; "$22/sq ft" is not.
Imperial and metric in Canadian listings
Commercial brokers in Canada mostly quote buildings in square feet and land in acres, while surveys, site plans and municipal documents are often metric. Showing both avoids conversion mistakes: a site plan in square metres and a brochure in square feet should agree to the rounding shown. This calculator uses the exact international foot (0.3048 m), so 1 m² = 10.7639 sq ft, and 1 acre = 43,560 sq ft.
Using $/sq ft in an offering
Price per square foot is a quick comparison against recent sales, but it hides differences in age, clear height, site coverage, lease status and location. Pair it with the comps it is compared against and the income-based view (NOI and cap rate). OfferingStack's comparables pages can chart a calculated $/SF for each sale comp next to the subject property.

Questions
How do you calculate price per square foot?
Divide the price by the area in square feet. $14,400,000 for a 48,000 sq ft building is $300 per square foot.
How many square feet are in a square metre?
One square metre is 10.7639 square feet, because one foot is exactly 0.3048 metres. To convert $/m² to $/sq ft, divide by 10.7639.
How do I convert acres to hectares?
Multiply acres by 0.404686 to get hectares, or multiply hectares by 2.47105 to get acres. One acre is 43,560 square feet.
How are commercial rents quoted per square foot in Canada?
Usually as a net rent per square foot per year, with TMI (taxes, maintenance and insurance) quoted separately as additional rent.
