Offering memorandum template for commercial real estate
The full offering memorandum is the longest of the three outputs. It includes every page your data supports — property details over an aerial, zoning, location and drive times, neighbours, labour and demographics, availability, leases and financial analysis — and leaves out any page you have no data for.
It is built for the stage after the teaser, when a qualified buyer needs enough detail to underwrite the property and every figure has to be traceable.
Best for
- Investment sales with a rent roll
- Owner-user sales that need full building and zoning detail
- Listings where buyers will sign a confidentiality agreement before receiving the package
What you need
- A fact sheet or the address
- Rent roll and operating figures (for income properties)
- Photos, aerials and a site plan if you have them
Upload a fact sheet (PDF, Word, image or a phone photo of a flyer), paste its text, or start from the address. Extracted facts are marked “verify” until you accept them.

Questions
How long is the full OM?
It has every page your data supports. A well-documented industrial investment can run past 50 pages; a listing with less data is shorter, because pages without data are left out rather than shown empty.
Where do the location figures come from?
Drive times and maps come from Mapbox, amenities from OpenStreetMap and demographics from Statistics Canada tables. Each figure carries its source and date, and AI-researched facts need your acceptance before they appear.
Can I remove or reorder pages?
Yes. Add, remove or reorder any page, and leave any field blank. The same property file also produces the teaser and the brochure.
Start with the fact sheet you already have.
Upload it, answer only what’s missing for the output you choose, and review a watermarked preview before you buy anything.
