Deal room: NDA, files, buyer questions and offers

How buyers get in

Turn on the listing website, then open the deal room from Listings → ⋯ → Deal room. Buyers open the room from your listing page, read the confidentiality agreement (your document’s own confidentiality text), type their name and select “I agree”. They get a personal link by email; the email proves the address.

What buyers see

  • Every page of your newest full OM (else brochure, else teaser). The BOV never goes in a room.
  • Each page carries the buyer’s email and the date as a watermark.
  • Files you add to the document library, by folder. A file can be downloaded only when you allow it.

What you see and control

  • Who accepted (name, company, time and agreement version) and which pages each viewer opened.
  • Revoke one viewer at once, or extend their access. Personal links last 7, 14, 30, 60 or 90 days; you choose per room (30 days unless you change it).
  • Close the room at any time: buyers then see “This deal room is closed”.

Questions

Buyers ask from inside the room. You answer privately, or share the answer with every buyer. A shared answer never shows who asked.

Offers and LOIs

  • Buyers submit a sale offer (price, deposit, conditions, closing date and an optional LOI as a PDF) or, on lease listings, a lease offer (area, term, rent steps, free rent, tenant improvement allowance and conditions).
  • You compare offers side by side, counter, accept or decline, and keep private notes that buyers never see.
  • Each buyer sees only their own offers and their status history. You get one email per new offer.
  • If the room’s plan ends, offers stay saved.

Price

With any plan, rooms are free for the first 3 months (up to 3 open at once). After that, Professional includes 1 open room and Team includes 2 open rooms; Starter and Professional can add the deal room pack ($49 CAD/month for 2 open rooms); each extra open room is $29 CAD/month. Each room holds up to 2 GB of files. Signs, QR codes and client reports covers the monthly room price and the free trial days.
